Property Management in Calgary

Calgary’s property management scene is one of the most exciting in Canada. High-rise towers in the Beltline and East Village, master-planned communities like West District and Seton, and townhouse complexes in places like Evanston and Legacy each come with their own needs. With the city growing fast, a changing rental market, and a busy development pipeline, Boards, Owners, and Developers need more from a management partner than ever before.

Maybe you’re part of a Condo Board guiding a maturing Corporation, a rental property Owner planning capital maintenance, or a Developer launching a new community; the right partner is what helps your community not just keep up but thrive.

Our Property Management Services in Calgary

Every Calgary community is a little different. Growth, density, and Alberta’s rules all shape how a property is run, from daily maintenance and Owner communication to long-term planning and compliance. Our services are built around the people behind each property, grounded in local knowledge, Alberta legislation, and the practical support communities need to operate smoothly.

Every Calgary client, condo and rental alike, get access to our Tribe Home Community Platform. Tribe Home gives Boards, Owners, and Residentson-demand access to building documents, maintenance requests, amenity bookings, and community updates so everyone stays connected and in the loop.

Condo Management in Calgary

Calgary’s condo market covers a wider range of buildings than almost anywhere else in Alberta. Think large suburban townhouse complexes in communities like Cranston, Walden, and Mahogany. High-rises in neighbourhoods like the Beltline and East Village along with low-rises in surrounding established communities. Each one comes with its own needs and challenges, and we know them well.

We support Condo Boards with daily administration, financial oversight, and compliance with Alberta’s Condominium Property Act and regulations. Your Board gets the structure and supports it needs to make confident decisions for your community.

Rental Management in Calgary

Calgary’s rental market has changed a lot in recent years. Strong population, tight housing supply, and rising rents have all increased demand for well-managed rental properties. For landlords and investors, doing well means balancing three things at once: keeping Residents happy, protecting your asset, and staying onside with Alberta’s Residential Tenancies Act.

That’s where we come in. We handle Tenant placement, lease administration, maintenance coordination, and regulatory compliance, so you can feel confident your investment is in good hands and set up to thrive for the long term.

New Development Services in Calgary

Calgary’s development pipeline is busy on two fronts. Higher-density projects in established inner-city neighbourhoods. and master-planned communities growing across the city’s four quadrants. Both bring real governance complexity from day one.

We work alongside Developers from pre-registration through to Condo Corporation formation. Buildings launch with solid governance, clear documentation, and the systems Residents and Boards count on from the very start.

Whatever your role, our Calgary team brings the local knowledge and hands-on experience needed to manage complex communities well. Ready to talk about your community? Request a proposal and our local team will be in touch.

Condo Fees in Calgary
What You Should Know

Condo fees are a crucial part that comes with community living. But for Owners, opening the annual Budget Package shouldn’t come with confusion or uncertainty. This blog article will help you learn more about how financials in a condo community work and provide you with best practices when it comes to financial planning.

How to Prevent Costly Condo Board Mistakes

Volunteering for your Condominium Board means getting more involved in your community and helping oversee a multi-million dollar asset—possibly the biggest investment made by you and your neighbors. So, what critical mistakes can your Board not afford to make – and what can be done to fix them if they happen?

Frequently Asked Questions About Calgary Property Management

How much does condo management cost in Calgary?

Condo management fees in Calgary are typically based on a per-door rate, with the final number shaped by building size, amenities, and the services you need. Our minimum fee for condo management in Calgary starts at $1,500 a month. Because every community is different, we’ll put together a proposal that lays out scope and fees clearly, so your Board has everything it needs to make a confident decision.

What does a condo management company in Calgary do?

A condo management company looks after the day-to-day running of a Condominium Corporation on behalf of the Condo Board. That covers maintenance, AGM preparation, owner and resident communication, financial management, and bylaw enforcement. It also means staying compliant with Alberta’s Condominium Property Act and keeping up with newer developments like Alberta’s Condominium Dispute Resolution Tribunal (CDRT), which gives Corporations and Owners a more streamlined way to resolve certain disputes.

The idea is simple. We take the administrative load off volunteer Board members and keep the Corporation running smoothly and in good standing.

What is the difference between a condo manager and a property manager in Calgary?

In Calgary, the terms are often used interchangeably but they refer to different roles and in Alberta, each requires a separate license from the Real Estate Council of Alberta (RECA). A Condo Manager (known as a Community Manager at Tribe) works on behalf of a Condominium Corporation and its elected Board, overseeing common areas, finances, and governance under Alberta’s Condominium Property Act. A Property Manager typically works on behalf of an individual landlord or investor, managing a rental unit or building under Alberta’s Residential Tenancies Act.

Some managers hold both licenses, which is particularly valuable in Calgary’s rental market where investor-owned units within condo buildings require both roles to work in tandem. Our team includes managers licensed across both roles.

How do I change condo management companies in Calgary?

Start by checking your existing management agreement for notice period requirements. Once you provide written notice to your current management, our transitions team takes over. They take over the entire handover process including records collection, vendor continuity, financial account setup, and Owner onboarding – so your Board has very little to manage. Most transitions are completed within four to six weeks with no disruption to day-to-day operations.

How much are rental property management fees in Calgary?

Rental management fees in Calgary are typically calculated as a percentage of monthly rent collected. The rate depends on the number of units, property type, and services included. Services generally cover tenant placement, lease administration, rent collection, maintenance coordination, and compliance with Alberta’s Residential Tenancies Act. We provide customised proposals based on your portfolio and needs.

What does a Rental Property Manager do for landlords in Calgary?

A Rental Property Manager takes the day-to-day work of running an investment property off your plate. That means finding and placing tenants, preparing leases, collecting rent, coordinating maintenance, and keeping everything compliant with Alberta’s Residential Tenancies Act. If you own a unit inside a condo building, your  Rental Property Manager also handles the overlap between tenancy law, and condo bylaws, which can get complicated quickly in Calgary’s rental market. We’re here to make sure nothing slips through the cracks.

How do you choose a property management company in Calgary?

Look for a company with real experience managing buildings like yours, whether that’s a high-rise, a low-rise, or a townhouse complex. Ask about how they communicate, how they report on finances, what technology they use, and how they handle after-hours support and response times. It’s always worth asking for local references and finding out how they manage transitions. The right partner will be upfront about fees, clear about what’s included, and happy to show you how they’ve helped communities like yours here in Calgary.
